Deposits: Long term renters will pay, as in lease agreement / contract, a security deposit which is equal to half a month's rent, at the time of signing, when they will also pay the first month's rent. Generally, long term rentals are more than 3 or 4 months. Short term renters (usually weekly but also any rentals of less than 3 or 4 months) will pay a preset damage/security deposit of which is fully refundable within 48 hours of vacancy subject to the terms of the contract which require that all contents on the inventory are present and the suite be left in the condition in which it was found. Normally, this deposit is refunded at the time of departure. Cancellation: Once the contract has been signed and the deposit paid, the tenant is responsible for the full rent due for the time period of the contract. However, we will attempt to find another suitable renter and if we do, we will refund you an amount equal to what we are able to retrieve minus an administration fee of $200, plus any costs we might incur in terms of extra advertising, showings, etc. We reserve the right to reduce the rent as necessary in order to rent the suite for the time period you have reserved. email: Varsity Condo |
